Rosewood Bermuda
Two hundred and forty acres between Castle Harbour and the sea, with a 1932 golf course on most of it.
Rosewood Bermuda occupies Tucker's Point, a neck of land on the east of the island between Castle Harbour, Harrington Sound and the Atlantic, and it holds about 240 acres of that coast. The golf course takes more than 200 of them: eighteen holes laid out by Charles H. Banks in 1932 and redrawn by Roger Rulewich in 2002. Accommodation runs to eighty-eight rooms and suites split between the Manor House on the ridge and the beach club below it, and the beach is the largest in private hands on the island. The estates of Tucker's Town are the neighbours.
That ratio is the point of the house: eighty-eight keys on 240 acres, most of it fairway. A resort of this size would ordinarily be read as a golf hotel, and Bermuda has those; what puts this one here is the density of service and the rate against an island whose luxury norm is set by small family cottage colonies rather than by an international brand. Rosewood operates it under its own name, and by the portability test that keeps the record in the resort collections rather than in the hotel layer — the name on the door travels, and the ground it stands on does not.
Land per key is the signal. Bermuda is small and its coast is expensive, and almost no hotel on it holds a quarter of a square kilometre. That is what cannot be matched by refurbishing a cottage colony.
A 1932 course is not an amenity here. It is the reason the land was assembled and never subdivided, and the house sits on it rather than beside it.
Who it is not for
Wrong for anyone who does not play: a property where the golf takes four fifths of the ground will feel like a club to a guest who never crosses it. Wrong for travellers who want to walk to a town, because Tucker's Town is residential and Hamilton is a drive. And wrong for guests who want the beach at the door — the Manor House sits on the ridge and the beach club is below it, reached by shuttle.
